Small, on purpose.
We cap the portfolio at 40 doors. Below that number one person can hold every property in their head; above it, care quietly starts to slip. We would rather pass on a promising house than lose the shape of what we do.
Orchid Homes is a small landlord in the North Carolina Triangle — a handful of houses across Cary, Raleigh, Durham, and Chapel Hill. Every one is a house we bought and keep, so when something needs fixing, there's no third party to ask.
Most rental companies grow by taking on other people's buildings. We grow only by buying the next house — and only when we can look after it properly.

A long tenancy is better for everyone, and it is the thing we actually optimize for. We screen carefully, respond quickly, and price renewals to keep good neighbors in place — our average tenancy runs a little over three years for a reason.
Because we own these houses outright, there is no management company between you and the decision-maker. Repairs get approved by the same people who signed your lease, usually the same day you report them.
Twelve years in, we let the figures do the arguing. These update automatically from our own books.
Single-family homes, townhomes, and a few small multi-unit buildings — all of them ours, all managed in-house.
Credit and background screening, income verification, and reference calls, with the criteria published up front so you know where you stand before you pay a fee.

A note for property owners: we rent only the homes we own, and we aren't taking on third-party properties to manage at this time. If you were hoping to hand over the keys, we're glad to point you toward someone who does that well.
